About Me

Structured Lending Architecture

I began working in lending in 2004.

Over time, I became increasingly aware that many capable, intelligent people — including those working in finance — were making structural borrowing decisions without fully understanding how lenders actually assess risk.

That observation shaped everything that followed.

In 2004, I co-founded Model Mortgages, an Australian credit-licensed entity built around how lending decisions are actually formed — not how they are marketed.

What began as a lending practice evolved into a structured finance ecosystem designed to clarify borrowing mechanics before formal credit engagement begins.

The Architecture

My work is built around a deliberate sequence:

Surface the questions.

Explain the framework.

Model the structure.

Apply within niche sensitivity.

Each layer serves a different function.

Property & Mortgage Insights Australia (PMIA)

PMIA sits at the front of the ecosystem.

Its primary purpose is to surface the canonical questions in lending — the structural issues borrowers often don’t yet know to ask.

It also examines how tax, legal, valuation and commercial frameworks interact with lending outcomes, so those influences are understood before decisions are made.

Model Mortgages

Model Mortgages documents how those surfaced questions are assessed within Australian credit frameworks.

It explains:

• income recognition

• expense benchmarking

• liability interaction

• equity and capital position

• security risk

• ownership structure

• policy interpretation

• timing sensitivity

It does not recommend products.

It explains assessment logic.

Structur

Structur sits beneath that layer.

It allows individuals to model their own position against lending assessment structures before strategy is applied.

It maps:

• income treatment

• ownership risk

• liability interaction

• policy sensitivity

So structure is understood before product selection ever enters the conversation.

Specialist Divisions

From there, specialist divisions apply those structural insights within specific borrower environments where interpretation and positioning differ.

These include:

• Property Lending Australia (residential & investment property)

• Medical Finance Australia

• Expat Finance Australia

• Commercial Finance Australia

• Mining Finance Australia

• Equipment Financing Australia

In addition, Finance on the Coast provides relationship-based licensed mortgage broking and local execution services.

Assessment frameworks remain consistent.

Interpretation varies by context.

Alignment occurs before submission.

Professional Background

Virginia Graham Riches is the founder and credit-licence holder of Model Mortgages Pty Ltd (Australian Credit Licence 387460), governing the specialist lending divisions listed above.

She is the author of Flirting with Finance (Fairfax Media) and host of Property & Mortgage Insights Australia, a long-form interview series exploring how lending, property, and commercial decisions unfold within real-world policy conditions. Flirting with Finance was adopted by major Australian financial institutions — with a single bank ordering 2,000 copies alone — and was sponsored by leading financial institutions. Prior to her lending career, Virginia worked as a professional model across Australia and New York, appearing on the covers of Vogue Australia and completing more than 200 television commercials. That background in visual communication and mainstream audience engagement directly shaped her approach to making complex lending mechanics accessible.

Her work focuses on:

• assessment logic

• borrower structure

• policy interpretation

• long-term borrowing consequences

• disciplined positioning across market cycles

Rather than short-term rate commentary or product-driven outcomes.

Philosophy

Borrowing is often one of the largest and longest financial commitments a person will ever make.

It deserves structural clarity.

Lending outcomes are shaped less by comparison sites and more by:

• income treatment

• entity structure

• liability layering

• security risk

• institutional credit policy

• timing within economic cycles

Clear understanding supports better long-term decisions.

Structure before strategy.

Strategy before product.
